Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 The law, plainly
Tenants get the report within 28 days. Remedial work is done within 28 days of the inspection. Both clocks start on the day I test.
- 01Private landlords must have the electrical installation inspected and tested at least every five years.
- 02Tenants must receive a copy of the report within 28 days.
- 03Remedial work must be completed within 28 days, or sooner if the report says so.
National report companies send an inspector, then leave you to find someone else to fix what they found. I inspect, quote for the remedials, and do them.

At least every five years under the 2020 regulations, and the report goes to the tenant within 28 days.
Can you do the remedial work too?
Yes. The same electrician inspects, quotes for the remedials and does them.
Do you work with letting agents?
Yes, including key collection and access arranged through the agent.
Do you fit smoke and heat alarms?
Yes. I fit and replace smoke and heat alarms, and if they need attention I can sort them on the same visit as an EICR.
