The rules

  1. 1The installation must be inspected and tested at least every five years.
  2. 2Tenants get a copy of the report within 28 days, and new tenants before they move in.
  3. 3Anything coded C1, C2 or FI must be put right within 28 days, or sooner if the report says so, with written confirmation to the tenant and the council if asked.

The part that catches people out

The 28 days for remedial work starts on the date of the inspection, not the date you read the report. If the inspector and the electrician are different people, you lose days finding someone to quote.

How I run it

I inspect, quote the remedials in writing, do the work and reissue the paperwork. You get one set of documents and one person to ring.

Licensed areas

Lewisham, Southwark and some other boroughs run landlord licensing with their own conditions. Check your licence before you let, because the licence may ask for more than the regulations do.

On a job? WhatsApp me and I'll reply the same day.

Small job? Send a photo.

Extra sockets, lights, faults that keep tripping. Send a few photos on WhatsApp and I can often price it the same day.

Bigger job? Get a quote.

Consumer units, rewires, kitchens, extensions and garden lighting. I visit, look at the installation properly, and send a written quote.
