A full inspection and test of a property's fixed wiring, with a written report. Each issue found is coded by how urgent it is.
C1: danger present, needs fixing straight away. C2: potentially dangerous, needs fixing soon. C3: improvement recommended. FI: further investigation needed. A report with any C1, C2 or FI is unsatisfactory until the work is done.
Usually two to four hours for an average house. The power is off for parts of the test.
No. Some faceplates and fittings are opened to inspect them and put back.
Landlords, by law, at least every five years and at every new tenancy if the last report has expired. Homeowners when buying, selling, or if the wiring has not been checked in about ten years.
Beckenham has large Victorian and Edwardian houses, many converted into flats, mansion blocks near the stations, and 1930s semis towards Eden Park and Elmers End. Converted flats often share an old supply arrangement, which is worth testing before any board is changed.
If the property in Beckenham is let, the five-year rule applies and your tenants get a copy of the report within 28 days. The inspection and any remedial work come from the same electrician, so nothing is left for you to arrange afterwards.
Most electrical faults are hidden behind a faceplate or inside a wall. The only way to know an installation is safe is to test it and read the results, so that is where every job starts.
