The job explained

EICR

What is an EICR?

A full inspection and test of a property's fixed wiring, with a written report. Each issue found is coded by how urgent it is.

What do the codes mean?

C1: danger present, needs fixing straight away. C2: potentially dangerous, needs fixing soon. C3: improvement recommended. FI: further investigation needed. A report with any C1, C2 or FI is unsatisfactory until the work is done.

How long does it take?

Usually two to four hours for an average house. The power is off for parts of the test.

Will it cause any damage?

No. Some faceplates and fittings are opened to inspect them and put back.

Who needs one?

Landlords, by law, at least every five years and at every new tenancy if the last report has expired. Homeowners when buying, selling, or if the wiring has not been checked in about ten years.

Houses in West Wickham

West Wickham is mostly 1930s semi-detached and detached houses, a great many with loft conversions, extensions and new kitchens added over the decades. It is common to find an older fuse board serving newer rooms.

If the property in West Wickham is let, the five-year rule applies and your tenants get a copy of the report within 28 days. The inspection and any remedial work come from the same electrician, so nothing is left for you to arrange afterwards.

Electrics can look fine and still not be safe.

Most electrical faults are hidden behind a faceplate or inside a wall. The only way to know an installation is safe is to test it and read the results, so that is where every job starts.

Questions

How often does a rented property need an EICR?

At least every five years under the 2020 regulations, and the report goes to the tenant within 28 days.

Can you do the remedial work too?

Yes. The same electrician inspects, quotes for the remedials and does them.

Do you work with letting agents?

Yes, including key collection and access arranged through the agent.

Do you fit smoke and heat alarms?

Yes. I fit and replace smoke and heat alarms, and if they need attention I can sort them on the same visit as an EICR.

Do you cover all of West Wickham?

Yes, the whole of West Wickham and the streets around it. I am based in West Wickham, in the same borough, and I take small jobs as well as large ones.
